China's new homes have seen prices up 0.4 percent year-on-year last month, led by cities in south and east China.
Think tank China Index Academy said in its report that the growth was 0.3 points lower than the level in December.
Among the 100 cities the report surveyed, 60 of them reported growth in new home prices while 39 declined and 1 city held the previous level.
Cities of Huizhou, Shenzhen and Dongguan in south China's province of Guangdong topped the list, up 5 percent.
Residents in big cities such as Shenzhen and Guangzhou started to buy homes in smaller cities like Dongguan, thanks to better transport services in between.
First-tier cities like Beijing and Shanghai reported 0.5 percent growth in prices year on year, 0.6 points lower than December.
The think tank noted that the property market usually remains stable ahead of the festive season.
It predicted more new homes would enter the market after the festival, which could drive up the prices.
